Your parking lot plays an important role in how people experience your property, from the moment they arrive until they leave. Depending on the property, it may serve employees, tenants, customers, visitors, delivery drivers, and others throughout the day.
Faded striping and weathered pavement can make an otherwise well-maintained property appear neglected. Regular restriping helps keep the lot clear, orderly, and well maintained. When appropriate for the pavement, sealcoating can help slow surface oxidation and water penetration.
Striping is about clarity as well as appearance
Worn markings can make stall boundaries and traffic flow less clear, reducing the efficient use of the lot. Restriping is often a relatively low-cost improvement with an immediate visual impact.
Sealcoating is preventive maintenance
As asphalt ages, oxidation makes the binder stiffer and more brittle. A suitable sealcoat can help slow surface oxidation and water penetration while restoring a more uniform appearance. It is a surface treatment rather than a structural repair.

North Texas creates a distinctive combination of stresses for parking lots, even before traffic is considered.
Sun and heat
Intense sunlight and prolonged heat gradually age the binder holding asphalt together. Over time, the surface fades from black to gray and becomes less flexible, allowing existing cracks to open and spread.
Clay-soil movement
Much of North Texas sits on expansive clay that swells when wet and shrinks during dry periods. That movement can lift or settle the pavement from underneath, causing cracks to return when only the surface is patched.
A long but weather-sensitive season
North Texas offers a long season for sealcoating and striping, but the work still requires dry pavement and suitable temperatures. Rain, extreme heat, and property schedules can narrow the best working windows, so planning ahead provides more flexibility.
We will explain which conditions appear to be affecting the property. If repeated failures point to an underlying base or subgrade issue, we will identify that rather than describe a surface treatment as a complete repair.
